The left torsion spring showed a clean break at the coil, which left the opener pulling against a dead half of the system. A single broken spring on a double-spring door in Phoenix heat means the remaining spring is working twice as hard, so we replaced both. The new pair measured 0.225-inch wire diameter, wound to balance, and the door now lifts with two fingers of effort.

The opener would hum for two seconds and quit. The logic board had visible scorching at the relay, which is the part that tells the motor to run. We pulled the board, confirmed the capacitor was still clean, and installed a new logic board matched to a LiftMaster unit. Total time on site was under an hour, and the wall button and remotes both synced without reprogramming the limits.

This door sounded like a garbage disposal full of forks. Seven of the ten rollers had flat spots from years of Phoenix dust grinding into the metal bearings, and two hinges were cracked at the pivot. We swapped all rollers to sealed nylon units and replaced the cracked hinges. The door now runs quiet enough that the customer heard the difference from inside the house.

A broken cable let the right side drop, which pulled the door out of the vertical track and left it jammed at an angle. The cable drum had unwound completely, so we reset both cables, inspected the track for bends, and replaced the worn rollers that caused the drag in the first place. The door now travels the full height without binding.

The bottom panel had taken a hit that crumpled the steel and snapped the stile. This was a Clopay door, so we ordered a panel matched to the exact model and color code rather than patching it. Once the new panel was in, we rebalanced the torsion springs to account for the slight weight change and ran a full cycle test. The repair is invisible from six feet away.

The old wood door had rot along the bottom rail and a spring system that was undersized for its weight. We removed the entire assembly, installed a new insulated steel door from Amarr, and sized the torsion springs to the new door’s actual weight.
